  Seller completes Property Information form and Fixtures, Fittings and Contents form  
  Copies of above plus draft contract sent to buyer’s conveyancer Receive information pack and raise additional enquiries
  Answer buyer’s additional enquiries Initiate Local Authority search
  Agree contract and arrange for seller to sign in readiness for exchange Approve contract
    Receive mortgage offer and instructions from lender.
Ensure life cover and building insurance arranged
    Request deposit, report to buyer and arrange for contract to be signed.
Place building insurance and life cover in force
Stage 2 EXCHANGE CONTRACTS All parties agree completion date and contracts are exchanged
Receive deposit from buyer
All parties agree completion date and contracts are exchanged
Hand over deposit to seller’s conveyancer
    Raise requisitions on title and prepare draft transfer Deed and mortgage Deed
  Obtain redemption figure from old mortgage lender and reply to Requisitions on Title Report on title to new mortgage lender, obtain funds for completion, including stamp duty
  Approve Transfer Deed and arrange for seller to sign it Prepare accounts, obtain buyer‘s signature to mortgage deed and undertake final Land Registry and Land Charges searches to check for debts and bankruptcy
  Receive estate agent’s fee account and seek seller consent to settle out of completion funds  
Stage 3 COMPLETION Receive completion funds
Instruct Browns to release keys
Pay off old mortgage and Notify Land Registry
Forward financial statement
Pay outstanding bills
Forward any surplus funds
Forward balance of funds to seller’s conveyancer
  Forward transfer documents and Deeds to buyer’s conveyancer Receive transfer documents and deeds
  Forward evidence of discharge of mortgage to buyer’s conveyancer Stamp Transfer Deed and pay Inland Revenue, register buyer’s ownership with Land Registry and forward Deeds to lender
